However, over the years, hardwood flooring can undergo a tremendous amount of damage that decreases its attractiveness and functionality. Deep Scratches or Pitting

While distressed hardwood flooring does have a certain charm to it and it fits in with some interior design aesthetics, most homeowners do not want hardwood flooring that contains deep scratches or gouges. It might be time to refinish hardwood flooring in your home if you notice this type of pitting or scratching. Any time there are scratches on the floor that were not put there for aesthetic reasons, it can damage the sealant that protects the wood itself. Once the sealant has disappeared, your flooring will be more vulnerable to permanent damage, moisture damage, and staining.

A Dull Finish

When your hardwood floors are first installed or finished, they will probably be shiny and bright. Over time, due to walking on the surface and a variety of other factors, this finish will start to dull. Once your finish has dulled a great deal, it is probably time to refinish hardwood flooring around your house. It can be tricky to notice this, but the best way to tell is by walking around the house on a sunny day and looking for dull patches in high-traffic areas.

Discolored Patches

Through no fault of your own, sometimes different parts of the home will have discolored portions of hardwood. For example, if you have a bunch of windows on the front of your home and let the sunlight in, the portions of the floor exposed to the most sunlight will be faded more than other parts of the flooring. When this happens, it’s a great idea to refinish hardwood flooring in the affected area. This will restore an even and polished look that you can’t wait to show off.
